BUYERS
Listing Agents and Dual Agents
are not really
MONSTERS, CROOKS and DEMONS.
They're just
NOT ON YOUR SIDE.
SELLER's GOAL: Get the most money for his house. BUYER's GOAL: Get the best house for the lowest cost.
How can a Listing Agent or Dual agent fulfill both goals without breaking trust with one or the other?

For a Real Estate purchase to occur there must be a buyer and a seller. In most transactions, A real estate agent or agents are involved. Frequently, the agent “representing” the Buyer is actually under contract to and is “representing” the Seller. Obviously, this agent cannot represent the Buyer’s interests fully, while also representing the seller.
Even when there are more than one agent involved and they are from different companies, the agent working with the buyer may have listings of his own which would cause him or her to focus on "selling" and not providing the utmost loyalty and service to their client buyer.
This does not mean that they are dishonest in any way. It just means that their priorities are not where YOU, as a BUYER, need them to be.
As a potential Buyer, if you really want your interests represented and protected, an agent who will negotiate hard on your behalf, focuses on services that benefit you, and is knowledgeable about the things that are important to you as a Buyer, you need a Buyer’s Agent to work with and for you!
We are a group of agents within the CENTURY 21 McNairy & Associates organization that specialize in representing BUYERs ONLY. We do not take listings and will not act as dual agents in any of our transactions. It is our desire to give our BUYER clients the best possible information and representation. Our organization is set up so that we have the autonomy to act exclusively on YOUR behalf.
